These Terms of Use ("Terms") govern your access to and use of My Little PM (the "Service"), including our website and mobile applications. By creating an account or otherwise using the Service, you agree to be bound by these Terms. If you do not agree, please do not use the Service.
1. Description of the Service
My Little PM is a property management platform that helps landlords and property managers ("Managers") track rental units, leases, payments, maintenance, and communication with their tenants ("Tenants"). Managers and Tenants are collectively referred to as "Users" in these Terms.
2. Accounts and Eligibility
You must be at least 18 years old to create an account. You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account. You agree to provide accurate and complete information when creating your account and to keep it up to date.
3. Acceptable Use
You agree not to:
- Use the Service for any unlawful purpose or in violation of any applicable law;
- Upload or share content that is fraudulent, harassing, defamatory, or infringes on the rights of others;
- Attempt to gain unauthorized access to the Service, other accounts, or our systems;
- Interfere with or disrupt the operation of the Service; or
- Use the Service to send spam or unsolicited communications.
4. Payments and Subscriptions
Managers may be required to pay a subscription fee to use certain features of the Service, billed on a recurring basis until cancelled. The Service also facilitates rent and deposit payments between Tenants and Managers through third-party payment processors. My Little PM does not hold or custody these funds directly and is not a party to the underlying landlord- tenant relationship or lease agreement. You are responsible for reviewing and accepting the terms of service of any third-party payment processor used through the Service.
5. Content and Intellectual Property
You retain ownership of the content you submit to the Service (such as property listings, photos, documents, and messages). By submitting content, you grant My Little PM a limited license to store, display, and process that content solely to provide the Service to you and other relevant Users (for example, sharing a repair request's photos with the assigned Manager). All other aspects of the Service, including its design, software, and branding, are owned by My Little PM or its licensors.
6. Disclaimer of Warranties
The Service is provided "as is" and "as available" without warranties of any kind, whether express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Service will be uninterrupted, error-free, or secure.
7. Limitation of Liability
To the fullest extent permitted by law, My Little PM shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, revenue, data, or goodwill, arising out of or in connection with your use of the Service. Our total liability for any claim arising out of these Terms shall not exceed the amount you paid us, if any, in the twelve (12) months preceding the claim.
8. Termination
You may stop using the Service and request deletion of your account at any time via our Delete My Account page. We may suspend or terminate your access to the Service if we reasonably believe you have violated these Terms.
9. Governing Law
These Terms are governed by the laws of the State of Arizona, without regard to its conflict of law principles, unless otherwise required by applicable law.
10. Changes to These Terms
We may update these Terms from time to time. If we make material changes, we will update the "Last updated" date above and, where appropriate, provide additional notice. Your continued use of the Service after changes take effect constitutes acceptance of the revised Terms.
